While living within specialist disability accommodation, people with complex disabilities have easier access to the physical supports they require, and services can be delivered within a safe and secure environment.
SDA is designed so that people with disability can live with greater independence and have more control over their housing options.

What is Specialist Disability Accommodation (SDA)?
Specialist Disability Accommodation (SDA) funding is provided by the NDIS to support people with high medical needs or complex disabilities, to access living options that suit their needs.
It funds homes that are built or modified with accessibility features such as ramps and hoists, or robust construction.
The amount of SDA funding provided varies depending on the person’s support needs and medical requirements.
Specialist disability accommodation is a type of purpose-built housing which helps to ensure the safety and security of not only the NDIS participant, but also family, friends and carers who may visit.
Builders or specialist developers, such as Tea-cup Cottage, understand the needs of people with disabilities and can design houses, townhouses, apartments and villas to suit individual requirements.
People living in SDA often require assistance with day-to-day tasks and therefore may also be also eligible to receive funding for Supported Independent Living (SIL) services in their plan.
It is important to note that SDA does not pay for the supports delivered to participants, only the homes in which these services are provided.
Specialist Disability Accommodation (SDA) must meet at least one of the following five design categories:
- Basic – Housing without special design features but with a location or other features that cater for the needs of people with disability and assist with the delivery of support services
- Improved liveability – Housing that has been designed to improve ‘liveability’. This includes a reasonable level of physical access and some features for people with sensory, intellectual or cognitive impairment
- Fully accessible – Housing with a high level of accessibility for people with significant physical impairment
- Robust – Housing designed with a high level of physical accessibility, and built to be very strong to help prevent damage to the property and reduce the safety risk to the occupant and the community
- High physical support – Housing that has been designed to incorporate a high level of physical accessibility for people with significant physical impairment and requiring very high levels of support
